Artery Development is a subsidiary of The Artery Group and was formed
as a separate business unit to pursue real estate development opportunities
within the Middle Atlantic States. Over the last fifty years, Artery has
developed many signature commercial, residential and mixed use projects
throughout the Washington region. Examples of these projects include Fairfax
Governmental Center, Democracy Plaza and Arlington Courthouse Plaza. Over
the past decade our focus has been directed towards residential community
development, with our core business evolving around strategic land acquisitions,
gaining full land entitlement, community marketing and development, and
the sale of finished residential lots to third party home builders. Examples
of our recent communities include Germantown Town Center and Woodcliffe
Park in Germantown, MD, Arora Hills in Clarksburg, MD and Potomia in Loudoun
County, VA.
Artery Development’s reputation for developing local landmark projects
enables us to create and maintain strategic relationships with local builders,
landowners, fellow developers and governmental authorities. A major focus
of our business strategy is to form partnerships with financially strong
local and national companies in order to expand our capital base, manage
market risk and gain entry into new markets and products. In the past
few years we have formed joint venture partnerships with Beazer Homes,
NVR Homes, Ryland Homes and Clarke Realty Capital. In addition, we have
formed significant business relationships with many of the nation’s
largest homebuilders; such as Richmond American Homes, Centex Homes, KB
Homes, Ryan Homes, Ryland Homes and Beazer Homes.
Artery Development regularly updates and completes its strategic business plan. We
have determined that our core competencies are land acquisition, deal
relationships and efficient decision making. During the plan process Artery
Development set growth targets on strategic directions for the next decade.
Artery Development developed this 44 acre mixed use town center project.
The site includes the Shops at Town center, a 106,500 square foot retail
shopping area with mostly AAA quality tenants, a 328 unit upscale garden
apartment community, joint ventured with Clark Realty Capital and 227
residential lots containing four product types in a neo-traditional design.
Artery has formed a partnership with Beazer Homes to acquire, develop
and market this 1330-lot community in Clarksburg MD. Artery is serving
as development manager for the partnership which started development in
2003 with a projected 10 year build out. This project is both environmentally
sensitive and community-oriented with 57 percent designated open spaces
and a neo-traditional design. The homebuilders for this community are

In a joint venture with Beazer Homes, Artery is developing a 312-lot community
in Loudoun County, Virginia. Projected to be completed in 2012, Artery
is a 50 percent owner and will provide development management for the
project. Beazer Homes is the homebuilding partner and will market and
construct homes in the community, along with NVR, Inc. the homebuilder for the community. |
